Foreclosure Prevention Counseling

HPC counselors provide counseling and case management services to homeowners who are at risk of foreclosure. We address the needs of each individual, and provide the followign services:

  • Budget and credit counseling
  • Working as an advocate/ advisor in negotiations with the lender to achieve:
    • a loan modification
    • forbearance on the loan, or
    • assisting with a short sale.

Each case is assessed on an individual basis with the priority to keep you in your home when possible, and to help you with a housing strategy if remaining in your current residence is not an option.

When you first contact the HPC, we will work with you to assess your situation. If  foreclosure is imminent, either because of an impending court date or sale date, you will be given an immediate appointment so that HPC staff can move to delay the foreclosure.

If your situation is not as critical, you will receive a checklist of necessary documents required for your first counseling session and will be registered for one of two monthly foreclosure workshops held at the HPC.

Monthly foreclosure workshops

Staff will:

  • Explain the foreclosure process and the programs available to you, including the Making Homes Affordable program
  • Answer the many general questions you may have
  • Review any documents for completion that you may have brought with you.

Once you've provided the HPC with all required documentation, you will be scheduled for an appointment with a foreclosure counselor. The counselor will work with you to fully assess your budget and make recommendations on how you might increase income, cut expenses and repair your credit if necessary.

The counselor will research all of your available options, write up an action plan for you, and put together a package of required documents to send to the lender if necessary. The counselor will continue to advocate on your behalf with the lender until a workout in the form of a modification or forbearance can be obtained. If a modification or forbearance is not an option, the counselor can make a referral for legal assistance, to a short sales specialist and referral to CTI’s rental assistance program.
